  • What does one mean by Managed Farmland?
    A plot within a Farmland project which is managed by experts passionate about nature and cultivation. This ensures your dream comes to life even when you are not present to personally care for your plot.
  • What are the basic amenities available at the farm?
    Each plot will have access to power and water, secure fencing and individual plot gates. Roadways within the project to ensure easy access. Other amenities would depend on the project location and stage of completion.
  • How is the maintenance of the farms taken care of?
    A team of experienced and well-trained agronomists, permaculture experts, and logistics and operation teams ensures that the farmlands are managed with flair and everything is taken care of meticulously and sustainably. The maintenance charges are levied in two portions.
  • What type of plantation can be done on the farm?
    Each plot is assigned 50-60 saplings of Mahogany, Teak, and three fruit bearing trees. The numbers and the variety would depend on the location of a specific project. Drip irrigation, soil composition, climatic conditions all play important roles in what grows and what grows well. Experts constantly monitor these parameters to ensure healthy growth.
  • Can the customer reserve or carve out a portion of the farmland for his own choice of plants & farmhouse?
    Out of the entire portion of the land up to 10% of the farm plot area is identified and isolated for construction of a farmhouse and another portion of the farm plot is carved out so the farm plot owner can utilize the same for personal garden/landscaping, etc. We will look after and manage those plants at a minimal surplus charge if it involves regular maintenance. However, the underlying intent of the farm plot owner should be to ensure the maintenance of the farm forest ambiance and not be detrimental to the surrounding nature and beauty.
  • Can an individual own agricultural land in Karnataka even if they are not a resident of Karnataka?
    Yes. According to the Karnataka Land Reforms Ordinance, 2020, an amendment was carried out to the Karnataka Land Reforms Act, 1961, wherein Sections 79A and 79B were omitted and thus allowed any resident citizen of India to own agricultural land in Karnataka. However, there is a ceiling to the total agricultural land that can be held by an individual in his name, which will need to be managed by an individual on his own.
  • Will the customer get all the legal documents of the land for verification?
    Yes, all legal documents will be available upon signing of a Letter of Intent (LOI). Also, verification of the original documents can be organized. Our legal team can walk you through the whole process.
  • Is there a tax rebate if I invest in agricultural land?
    Agricultural land in India is not considered a Capital Asset. Therefore any gains from its sale are not taxable under the head of Capital Gains, however subject to certain specific terms and conditions as ascribed under the Income Tax Act, which should be perused by the customers through financial advisors.
